5 Reasons Your Flat Roof Might Be Leaking (And How to Fix It)

Flat roofs are a popular choice for extensions, garages, commercial units and modern homes — and when installed properly, they can be a smart, durable solution. But like any roof, flat roofs aren’t immune to problems.

If you’ve noticed water stains, damp patches, or even drips, you’re not alone. Leaks are one of the most common complaints when it comes to flat roofs, and they’re often caused by just a handful of issues.

Here are the five most common reasons flat roofs start leaking — and what you can do about them.

1. Poor Drainage or Blocked Gutters

Unlike pitched roofs, flat roofs don’t have gravity working in their favour when it comes to draining away water. If the slope isn’t correctly installed, or gutters and outlets get blocked, rainwater can start to pool on the surface.

Over time, this standing water will find its way through even the tiniest weakness in the roofing membrane, leading to leaks and internal damage.

How to fix it:

  • Keep gutters and downpipes clear from moss, leaves, and debris.

  • Ensure your roof has a slight pitch to help water flow.

  • Consider adding extra outlets or internal drainage if needed.

  • Get a professional inspection if you notice regular pooling.

2. Damaged or Worn Membrane

Most flat roofs are sealed with a membrane made from felt, EPDM rubber, or GRP fibreglass. Over time, UV exposure, temperature changes, and physical wear can cause the membrane to crack, blister, or tear.

Once that protective layer is breached, water can enter and soak into the roof deck beneath.

How to fix it:

  • Small cracks or punctures may be patched with specialist sealant.

  • Larger areas of damage usually require partial or full membrane replacement.

  • If your roof is more than 15-20 years old, a complete re-roof may be more cost-effective.

3. Pooling Water and Flat Spots

Even well-installed flat roofs can start to sag over time — especially if the supporting timber or boards begin to weaken. When this happens, low spots form, leading to standing water that won’t drain properly.

This not only causes leaks but also puts excess weight on your roof structure.

How to fix it:

  • Have the structure inspected for rot or deflection.

  • Rebuild or relevel the base if necessary to restore a gentle fall.

  • Use tapered insulation to improve drainage in problem areas.

4. Poor Workmanship or Improper Installation

Sadly, not all flat roofs are installed by experienced professionals. We’ve seen plenty of leaking flat roofs caused by bad joins, rushed work, or cheap materials. This often shows up around roof edges, skylights, and pipe penetrations where sealing is critical.

How to fix it:

  • Get a professional roofer to inspect for installation faults.

  • Reinforce or reseal vulnerable areas with the correct materials.

  • Avoid patching with DIY solutions — it can make things worse long-term.

  • If the installation is less than 10 years old, check if you have a workmanship warranty.

5. Ageing Materials and General Wear

All roofs have a shelf life, and flat roofs are no exception. Over the years, weather exposure, foot traffic, algae growth, and thermal movement will wear down even the best materials.

If your flat roof is reaching the end of its life, leaks become far more likely.

How to fix it:

  • Don’t ignore the signs — recurring leaks, bubbling, and soft spots all point to deterioration.

  • A full roof replacement using modern materials (EPDM, GRP, or high-performance felt) will provide better protection for the future.

  • Choose a local, trusted roofer with experience in flat roof systems.
